Delivering innovative new housing alternatives in Eltham
Echelon Planning has been working with Property Collectives and the Brougham Street Cohousing group to facilitate a cohousing community, uniquely positioned close to the Eltham Major Activity Centre and set within native bushland with heritage buildings.

The Brougham Street Cohousing development is a resident-led and collaboratively funded project to deliver 21 homes at cost (targeting a saving of circa 15% less than the market value) with 60% of the site being communal open space and facilities. Their motto “where earth, heart and village share a table” captures the project’s strong focus on creating value and affordability, building a strong intergenerational cohousing community, and achieving exemplar sustainability outcomes.

The proposal seeks to leverage the scale and natural assets of the site through:

Designing buildings to maximise solar access, aiming at NatHERs 7+ stars with Gold Standard Liveability for those who require it

Incorporating existing substantial trees into the landscape design

Adaptive reuse and enhancement of existing buildings

Delivering a network of boardwalks and pathways

Providing substantial communal open space and landscaped corridors

Shared communal spaces, such as a native bushland with existing waterbodies, urban vegetable garden, communal recreation and communal storage areas, and bike storage.
Echelon has provided planning expertise throughout the site purchase, masterplanning and statutory planning process working closely with the Brougham Street Cohousing group and the team of consultants. It is great working on a project which is aims to do things differently with homes specifically designed for and with the involvement of the end user.
